The DreamMaker Program exists for a very simple purpose: helping people become homeowners. The DreamMaker Program provides gift funds for down payment and closing costs (on any resale or new property) to qualified buyers using an eligible program, such as an FHA loan. Gift funds up to 3-6% typcial gift, as high as 10% of the contract price can be requested, depending on the particular needs of the buyer.

The seller pays a processing fee directly to the processing company plus they make a contribution to the source non-profit in an amount to replenish the gift pool and help further their charitable cause. Contributions are reinvested toward continued gift fund efforts in conjunction with community development programs across the country.

Participating home sellers (both new homebuilders and resale property) benefit from an increased buyer pool, less marketing time, and maximum program flexibility. The DreamMaker Program often allows for the sale of a property at full appraised value. In most cases, this can eliminate negotiations and save the seller additional costs.
